Understanding the freehold sale process
While a freehold sale is generally more straightforward than a leasehold transaction, it still involves detailed legal work.
Once a buyer is found, your solicitor will prepare the contract pack, provide title documents and respond to enquiries raised by the buyer’s solicitor. If there is a mortgage secured on the property, this must be redeemed on completion.
The buyer’s solicitor will carry out searches and raise enquiries about matters such as boundaries, planning permissions and any alterations made to the property.
Our role is to manage the legal process carefully, respond to enquiries promptly and work with estate agents and other parties to help keep the sale on track.
How we can help

We deal with questions raised by the buyer’s solicitor and provide supporting documentation where needed.
Liaising with your mortgage lender
If you have a mortgage, we obtain a redemption figure and arrange repayment on completion.
Managing exchange and completion
We coordinate the exchange of contracts, agree completion dates and oversee the transfer of funds.
Registering the transfer
We deal with post-completion formalities to ensure the buyer’s ownership is properly registered.
