Understanding the freehold purchase process
When purchasing a freehold property, your solicitor will carry out a series of legal checks to ensure the property is legally sound and suitable for you to buy.
This includes reviewing the contract, investigating the legal title, carrying out property searches and raising enquiries with the seller’s solicitor. If you are obtaining a mortgage, your solicitor will also act for your lender and ensure their requirements are met.
Although freehold transactions are generally more straightforward than leasehold purchases, issues can still arise, such as boundary disputes, restrictive covenants or planning concerns.
Our role is to identify and address any legal risks early, so you can proceed with confidence.
How we can help
Reviewing the contract and title
We examine the legal title to ensure the seller has the right to sell and that there are no adverse issues.
Conducting property searches
We carry out local authority, drainage, environmental and other relevant searches.
Raising and resolving enquiries
We ask the seller’s solicitor for clarification on any matters affecting the property.
Acting for your mortgage lender
We ensure all lender conditions are satisfied and arrange for mortgage funds to be released.
Managing exchange and completion
We coordinate key dates, transfer funds and ensure the purchase completes smoothly.
Registering your ownership
We handle registration at HM Land Registry so your ownership is properly recorded.
